Building a Deck in Ontario

Whether you’re thinking of upgrading to a multi-tiered deck, creating a brand new outdoor living space, or just revitalizing your existing deck, there are a few things you need to consider when building a deck in Ontario. 

If you’d like to design the deck yourself, some home improvement stores like Lowe’s, Rona, etc. offer online design platforms, or in-store qualified employees who can work with you to create various designs to choose from. You also have the option of hiring architects, engineers, and architectural designers who can offer deck design services. Do your due diligence to verify that these designers are certified by an Ontario governing body and abide by the Ontario Building Code. Typically these professionals also offer building permit application services. 


Do you need a Permit to Build a Deck in Ontario?


The short answer is, yes (usually). A permit is required if the deck is taller than 24 inches and a structural renovation will be made to an existing deck. If the deck is independent of the house (i.e. is not attached to the house/does not affect the house's structural integrity), it has a walking surface greater than 10 square meters. If you’re not sure what your build requirements are, check with your municipal building department. 


Applying for a Construction Permit in Ontario


An application for a permit to construct or demolish a deck is usually required. This can be submitted electronically or in person to your local municipal office. You will have to visit your municipality’s website for more information specific to your location. The application form can be found

When is a Building Inspection Necessary?


A building inspection is required at 3 stages in the construction process.

  1. Excavation/Footing Inspection: This inspection is to be completed before the concrete is poured.
  2. Structural Wood Frame Inspection: To be completed once the framing is installed (i.e. joist, beams, posts).
  3. Final Building Inspection: Required once the deck and guards/railings are complete.
